A 7,800 sf oceanfront contemporary home requiring full Miami-Dade Notice of Acceptance (NOA) on all openings — windows, doors, skylights. Streamlined coordinated the impact-rated glass and aluminum systems from a Turkish factory pre-qualified to the Florida Building Code (HVHZ).
Inside, the design language called for warm woods and Brazilian quartzite. We delivered the white-oak millwork from Vietnam, the bookmatched Patagonia quartzite from Brazil, and the dining-room chandelier from a small Tel Aviv studio.
Every exterior opening on this house meets Miami-Dade NOA Large and Small Missile Impact and design-pressure ratings up to +85/-95 psf — verified against the Florida Building Code 7th edition.
